Take Notice that the following entitled Ordinance was introduced and passed on first reading at a meeting of the Township Committee of the Township of Mannington in the County of Salem and State of New Jersey on September 3, 2026, and will be considered for final passage after a public hearing at a meeting to be held by said Township Committee at the Mannington Townhall, 491 Route 45, Mannington, New Jersey 08079 on October 1, 2026, at 5:30 pm. Ordinance No. 26-07
An Ordinance Amending Chapter 70 (“Land Development”) of the Mannington Township Code, and the Zoning Map that is Included in that Chapter, to Eliminate the Cons-Conservation Zoning District, and to Reconfigure Adjoining Zoning Districts As Shown on the Amended Zoning Map
The purpose of the Ordinance is to amend the Mannington Township Land Development Ordinance and Zoning Map to enact the following zoning district classification and boundary change that was recommended in the report entitled “2024 Master Plan Reexamination Report Maimington Township,” prepared by Michael F. Sullivan, ASLA, AICP, and Donna Miller, AICP, PP, CFM, of the firm of Clarke Caton Hintz, 100 Ban-ack Street, Trenton, New Jersey 08608, which report was adopted by the Mannington Township Planning Board as part of its periodic general reexamination of the Mannington Township Master Plan pursuant to N.J.S.A. 40:55D-89, as memorialized in the Planning Board’s Resolution 11-2024, dated September 12, 2024:
- The Conservation zone is based on, and intended to follow, the waters and wetlands within Mannington. However, these areas may change over time, leading to confusion regarding the extent of the zone and the parcels it affects as illustrated in the zoning map below. It is recommended that the Township consider eliminating the Conservation zone in favor of development standards to address intensity and proximity of development to these regulated features, taking into account relevant State regulations. In concert with that change, the existing zones outside of the Conservation zone should be reconfigured to cover the areas now within the Conservation zone, as shown in the Recommended Zoning District Boundaries maps.

Also, copies of the Ordinance are on file for public inspection, examination and acquisition at the office of the Township’s Acting Clerk, Brittany Vanaman, at her office in the Mannington Townhall, 491 Route 45, Mannington, New Jersey 08079 during regular office hours which are Mondays through Thursdays from 9:00 a.m. to 11:45 noon and from 1:00 p.m. to 3:45 p.m., (excluding holidays). Members of the public may obtain copies of the Ordinance without cost from the Acting Clerk, before and after final adoption.
